Senior living facility in works for Aksarben Village area

Construction will begin this spring on a new senior living facility on a piece of vacant land near Aksarben Village.

The approximately $30 million project at the southeast corner of 72nd Street and Poppleton Avenue, named Aksarben Village Senior Living Community, calls for a facility with at least 136 units. Sixty will be for assisted living, 27 will be memory care apartments, and 49 will be for independent living, said Pat Day, a developer with Dial Retirement Communities.

Dial is asking the city for about $4 million in tax increment financing. The Planning Board endorsed the proposal and it now requires City Council approval.

Day estimated the project would be completed by summer or early fall 2015, and said there could be a second phase of 50 independent-living apartments once the first 49 are filled.

The project is part of Aksarben Center, an 11-acre project between the Shoppes at Aksarben to the north and, to the south, the College of St. Mary and an Omaha Public Power District substation. The center also will include a Hampton Inn and a retail strip shopping center with second-floor office space. Construction on those two projects is also expected to begin this spring.

“Architecturally, we're looking to match the ambience of the Aksarben area,” Day said, adding that Dial sold the land to Access Commercial, the retail and office space developer, and hotel developer MH Hospitality to have some control of the frontage. “We wanted them to have a similar look,” he said.

Amenities at the senior living center will include two separate dining rooms, a theater room, gym, beauty and coffee shops, a small chapel and a kitchen that will be used for cooking classes and other activities.

Dial operates three other senior living communities in the Omaha area, including Ridgewood Retirement Community in Bennington, Elk Ridge Retirement Community at 192nd and Blondo Streets and Fountain View Active Retirement Community at 108th and Q Streets.

Assisted-living apartments will range from 750 square feet for a one-bedroom to 1,100 square feet for a two-bedroom. Independent-living apartments will range from 800 square feet for a one-bedroom to about 1,300 square feet for a two-bedroom. Prices have not been determined, Day said.

Dial chose the location, Day said, because it was underserved by senior living communities. He also thought the amenities in Aksarben Village and nearby would serve the residents well.

“Aksaraben has kind of reinvented itself,” he said. “We thought it would be great for our customers to use that, with a grocery store, theater, the shops and restaurants all nearby. I think it'll be really fun for a lot of our customers to use.”
